VILLA HRADNÍ VODOJEM

Villa on the corner of Starostřešovická and Nad Hradní vodojemem streets

The villa is situated in the heart of Střešovice on a picturesque square with a view of Střešovice and Trója. The quiet environment is combined with excellent transport accessibility with a tram stop approximately 100m from the house. The surrounding area has a wide range of civic amenities including state and private schools and kindergartens, shops, restaurants, including the locally renowned Hudera butcher shop and Chládek gardening shop. Sports activities are offered by the Tatran Střešovice sports centre with beach volleyball courts, an indoor hall and within walking distance there is a football and tennis court. The Prague Castle area can be reached on foot in 20 minutes. A warm neighbourly atmosphere is provided by a local association that organises carnivals, street festivals, witches and more. The Hudera butcher shop regularly organises slaughterhouse feasts.

The house can be found on maps from 1842 as a typical craftsman's house, with a business on the ground floor and a residence on the first floor. Later, the smaller house was used as a coal warehouse and then for a long time as a local colonial. In cooperation with the Department of Monument Preservation of the Prague City Hall, the building was carefully rebuilt to meet the requirements for modern housing for the future owner. The house, with its historical significance, was used as a filming location in the series Sinful People of the City of Prague.

 

The house is not approved, approval is possible only after the completion of the interior spaces. A building permit has been issued for the project and the apartments are under construction. Due to the sale in the phase before the completion of the interior spaces, it is possible to complete the individual units according to the specific needs of the final owner. The completion of the apartments and requesting for approval is according to the current project in February 2026.

 

The walls of the building are, according to historical significance, a combination of the original masonry, classic bricks and porotherm. The house was completely demolished and only the healthy perimeter walls were left. The project includes exposed beams, several exposed concrete walls and a cast concrete ceiling in the non-residential area. The house is connected to water, sewage and electricity with new connections. Gas is on the border of the plot and can be connected additionally. Heating is provided by a heat pump.

 

The multifunctional space on the ground floor that is approved for the administration offices purposes has 2 access options, one from the house and one from the street. Any visits to the space will not disturb the living spaces.
